Property Mangement Services
Industrious has a professional team of asset managers, property managers and facilities managers who are available and willing to advise and help all tenants with any enquiry.
The team has specific functions in which they specialise but on the whole, you should contact the relevant people according to the following breakdown.
Asset Managers – deal with financial matters. If your business needs more space or wants to stay for longer you should refer to the asset manager.
Property Managers – deal with technical queries. If your business wants to make alterations to the unit or has queries over service charges, insurance, rent payments, please liaise with the property managers.
Facilities Managers – deal with ensuring that the estate presents well and is operated within Health and Safety requirements. If you have any problems, we welcome your call and the facilities team will rectify the issues as soon as possible. These could include litter, fly tipping removal, security issues, travellers, potholes, parking issues, etc.
You should know who your local contact is. If you don’t, please call us and we will arrange a visit from a member of the team.
Service Charges
We provide a service which is compliant with the Royal Institution of Chartered Surveyors (RICS) Code of Service Charge Practice.
At all times we aim to be transparent in our approach. Service Charges are funded by the tenants and we will not spend those budgets unnecessarily. At present, since wider market conditions are less favourable than 12 months ago, we are actively reducing the Service Charge levels where possible.
This will reduce overall occupational costs at a time when it will benefit our tenants.

Where we operate
Our team operates from 3 offices in Edinburgh, London and Solihull and Industrious have an extensive portfolio of leasing some 1500 units in 120 locations across the country. We have significant concentrations in Greater Manchester, South East., South Yorkshire and the The West Midlands
Most of our properties are warehouses which can be used as workshops, industrial units, distribution units, trade counters and a host of other uses. If you are unsure as to whether your proposed use is acceptable to us or indeed requires planning consent, please call us to discuss.
We also have office accommodation in a more limited number of locations, ie, Croydon, Ipswich, Peterlee, Romford, Sheffield and Smethwick.
