What is a lease?

A lease is a binding legal document between a landlord and tenant which gives each party rights and responsibilities for a property.

Industrious is flexible in it’s approach and is always willing to discuss the needs and requirements of a tenant looking to expand or contract their business and space requirements.

All of our letting is co-ordinated by our Central Leasing Centre based in Solihull, who work with a range of local letting agents to ensure that we can quickly provide you with the space you need on a variety of lease types.

We currently offer these lease types:

5 Year Lease - a modern commercial lease which sets out your terms of occupation for a market rent, where you will be responsible for the maintenance and repair of your own unit until expiry and a contribution towards the upkeep of the estate environment.

3 Year Lease – as above but for a shorter term

Flexilet – this is “an easy in – easy out” lease where you pay one inclusive monthly rent to cover all landlords’ outgoings i.e., service charge, building insurance, dilapidations and external decoration (other than wilful damage). This agreement can be terminated after a minimum period of 15 months.

Our leases can be written on the basis of:

  • All inclusive, i.e., no hidden extras - the rent includes service charge costs and Insurance
  • Full Repairing and Insuring (FRI)
  • Internal Repairing and Insuring (IRI)
  • Flexible terms and Tenant Break Options
  • Security of Tenure (Right to Remain) is optional
  • Deposit – A deposit is optional. No deposit could result in a higher rent or vice versa
  • Longer term equals lower rent
  • Rents set to reflect variations in lease length, terms and flexibility
  • We welcome pricing suggestions or lease structures from prospective tenants
  • We will consider a fully inclusive lease which also deals with local rates. This will be priced into your lease but relieves you of the hassle of dealing with the Local Authority and allows you to concentrate on running your business
